We touch every project, shake hands with each contractor and consultant, and manage them directly. We are the value creators, not just numbers crunchers (but also that).

Accredited investors, which generally means you (or you and your spouse) have a certain net worth or recent income. If you’re not sure or know you’re sophisticated enough to invest, ask us.

Yes. Typically $100K minimum investment per project or fund, although this can vary.

Your investment is typically an equity share in an LLC created specifically to acquire and develop the property, or in an entity (call it a “fund”) that may own several such project-specific-entities.
You are a passive partner with us, and we invest alongside you. DJR Companies is the active manager and decision maker of each project entity.

Your private equity shares entitle you to a percentage of profits, paid out at the end of each project.
An exemplary distribution waterfall after construction loan payoff is: Return of Investor Capital > Preferred Return to Investors > Developer Catch-up > Remaining Profit Shared X% to Investors (pro rata), Y% to Developer.

Yes. The development and construction timeline of each infill project is typically 2-3 years. DJR’s primary program is to develop, build, and sell the final product (which could be individual homes for sale, or maybe a rental project sold to an investment group). However, these are not buy and hold income properties that may require 5+ year investment horizons.
DJR values (relative) velocity, always looking ahead to the next opportunity we can create, reinvesting profits, investing in the future.
Timelines may vary as every project is unique. Larger projects may be phased. As our past and present investors know, we estimate and update timelines, along with many other details, in our project programs.

No. Returns are typically paid out after the project has sold out. Investments cannot be redeemed during the project.
